Who Has To Pay Water And Sewer When Renting A House ?

Who pays the water bills depends on the tenant and landlord agreement. If you are renting a single unit house, then in all probability the tenant would need to pay all the utility bills, including the bills for water and sewer. Before renting the house, have a talk with your landlord and see what all bills you need to pay and what is covered in the rent.

Also, different states have different rules when it comes to utility bills. It also depends on what kind of house or apartment you are renting. The fact that who pays the bills depends on what kind of rental arrangement you have. There is no fixed rule when it comes to water and sewer bills, and it is very circumstantial.

Typically when a tenant moves in into an apartment or a single unit house, they would need to transfer the utilities onto their name. Since water and sewer facilities are being used by the tenant alone in a single unit house, the tenant has the responsibility to pay for them. If you are renting a unit in a four story or a multistoried complex, then you pay maintenance. The maintenance will be used to pay the sewer bills. However, you still need to pay the water bill. 

If you are renting a unit where the landlord also lives, then you would either share the bills or you will be paying for water only. Sewer bills would be included in the monthly rent. In such a case, all maintenance work would be undertaken by the landlord only.
